Here is a breakdown of the key developments every landlord and property owner needs to know this month.
- The Move Toward Seven-Month Notice Periods
On January 7, 2026, Communities Minister Gordon Lyons launched a critical 12-week consultation regarding Notice to Quit regulations. The proposal seeks to significantly increase the time tenants have to find new housing, particularly those who have been in a property long-term.
The Proposed Tiers:
* 8 weeks’ notice for tenancies under 12 months.
* 4 months’ notice for tenancies between 1 and 4 years.
* 6 months’ notice for tenancies between 4 and 8 years.
* 7 months’ notice for tenancies exceeding 8 years.
What this means for you: While these changes aim to provide tenant security, they will require landlords to plan much further ahead when seeking to regain possession. We are closely monitoring the "exemptions" list, which should include cases of significant rent arrears or antisocial behavior. - Compliance Alert: Electrical Safety & EICRs
If you haven't already updated your records, please note that the Electrical Safety Standards for Private Tenancies Regulations are now fully operational.
* The Deadline: As of December 1, 2025, all existing tenancies must have a valid Electrical Installation Condition Report (EICR).
* The Rule: A qualified electrician must inspect the property every five years. Landlords must provide a copy of this report to tenants within 28 days of the inspection.
Failure to comply can lead to significant fines and, more importantly, can invalidate your insurance or legal standing during a dispute.
- Market Update: High Demand, Low Supply
The Northern Ireland rental market remains incredibly competitive. Recent data for January 2026 shows that average rents in the region have reached approximately £987 per month, driven by a persistent shortage of available stock.
