According to the most recent PropertyPal quarterly report, the average monthly rent for a house in Northern Ireland has officially hit a historic—and for many, challenging—milestone: £1,000 per month.

The figure, specifically £1,001 per month for houses, represents a significant shift for local residents. While apartments sit slightly lower at an average of £984, the overall market average across all property types has climbed to £995—a 5.6% increase compared to the previous year.

As Jordan Buchanan, Chief Executive Officer at PropertyPal, noted in the report:

"Rising rents have been a defining feature of the housing market in recent years... The average rent is now just under £1,000 per month, with annual growth of 5.6% compared to Q4 2024."

Why the Surge?

The rise in prices is largely driven by a "chronic" undersupply of available homes. Despite an 11% increase in rental stock over the last year, demand continues to outstrip supply at a staggering rate. In the final quarter of 2025, there was an average of 52 enquiries per rental listing—60% higher than long-term norms. This level of competition often leads to "rental bidding," driving prices even further beyond the reach of the average earner.

Regional Hotspots: Belfast and Beyond

While the £1,000 average applies to Northern Ireland as a whole, the pressure is most intense in our local hubs.
